Let’s get you up to date.

New York wants the building on the HPD rolls each year, and a city login for later DOB work. You do not have to live on those websites. We prepare the filing. You sign in ink. We drop it off. Then you’re in good order.

How this works

  1. Send the building address (call or the form).
  2. We look up what NYC is owed on City Pay. If the building is behind, it may be more than one year.
  3. You Zelle or Venmo $200 plus that city amount. We do not take card or bank information.
  4. We prepare the HPD form. You wet-ink sign — owner and managing agent — and mail the original back.
  5. We pay the City and drop the packet at HPD. When the building shows valid, you’re registered. If you need it, you also have email and NYC.ID / DOB NOW. We step back until you ask next year.

We are not your managing agent. Our name and numbers never appear on the HPD application. Photocopied signatures are not valid.

The registration

We prepare this year’s HPD Property Registration from what you give us — including EIN, site super, recycling contact, and the lead questionnaire from your answers.

Email if you need it

If there is no mailbox that can go on the filing, we set one up in your name. You keep the login. We do not watch it after the job closes.

NYC.ID / DOB NOW

If you do not have a city login, we stand that up too — for later DOB work, when you hire us again. Same $200. No discount if you already have one.

Until the registration is valid

You cannot bring a Housing Court case to recover possession for nonpayment of rent. You cannot certify correction of HPD violations. You cannot obtain a Dismissal Request inspection. Those resume when HPD shows a valid registration — this year’s signed form accepted, and the City Pay amount paid.

What we never do

  • Put VMS on the application as managing agent, super, or emergency number.
  • Keep your card or bank information.
  • Chase signatures. If the original does not come back, the filing does not happen — that stays with the owner.
  • Stay on as a year-round agent. This is one filing. Then we sunset until you ask next year.

VMSNYC, LLC is a private New York consulting desk. This is not HPD, DOF, or DOB. VMS fee $200. In addition, a Property Registration Fee of $13 per year is due to the City of New York pursuant to NYC Administrative Code § 27-2098(c), billed by the Department of Finance. If prior years are unpaid, City Pay may show more than $13. We confirm that amount after we receive the building address. VMS pays the City from your Zelle or Venmo. Owners may file themselves at no VMS charge through HPD’s Property Registration Online System (PROS).
